Specializing in the valuation of commercial and industrial properties throughout Eastern Massachusetts, including single and multi-tenant office buildings, local retail, neighborhood shopping centers; single and multi-tenant industrial buildings with a specific concentration on neighborhood level properties. These are properties whose value are influenced by the immediate surrounding area rather than a region or national influence. The properties are most often purchased by local investors for either owner occupancy or leased to non-credit tenants. This level of real estate provides unique challenges since the influences on value can vary from block to block within a given neighborhood. Knowing the neighborhood is critical to the analysis.

Properties typically include apartment buildings under 100 units, mixed use buildings with storefronts on the first floor and apartment units above, single story retail buildings and small industrial facilities.

Our reports are in full compliance with USPAP. We offer a variety of appraisal report options which include:

Standard Self-Contained
Complete Self-Contained appraisal report. This report is designed to fit the needs of most banks. There is less emphasis on market trends, but it does include a brief sub-market analysis, abbreviated explanation and justification of property adjustments. No tax comparables or expense comparables. This report is typically 125-150 pages.

Standard Summary Report
Complete Summary appraisal report. Abbreviated neighborhood and property descriptions. Sales and rents are in chart form. Photographs of the subject and all applicable maps are included.

Restricted Use Report
A Restricted Use appraisal report. Required definitions to comply with USPAP. Typically only one approach to value, generally Sales Comparison. The report will include comparables, limited analysis. There is a brief description of property. Photos of subject only. Plat map and flood map only.
